Homes built with river rock foundations are located all through Southern California. While the curb appeal is very nice, there is a danger with these.
First is that the mortar used to hold the river rock together can degrade over time to the point where the rocks will actually fall out or could easily be pulled out. Secondly, because river rock foundations are classified as unreinforced masonry – meaning there is no reinforcing steel (rebar) holding the river rock together, it is not possible to seismically retrofit a this type of foundation.
